Guidelines And Rental Policies
Q. How many nights can I expect to rent my home?
A. Between 30 to 120 nights a year on average.
Q. What determines the number of nights a house rents?
A. Location/Setting is a major factor, but more importantly units with hot tubs, pool tables &
giant screen TV’s rent up to 40 nights more per year than properties without such amenities.
Q. Can I use my home whenever I want?
A. Yes; you simply call &/or send an email to block out the days you wish to reserve.
Q. How much does Vacation Rental Services charge when they rent my home?
A. Vacation Rental Services charges well below the going rate for full service property management companies at just 25% of the gross rent collected when we rent your home, including any “Extra Persons Fees” that apply.
Q. Does Vacation Rental Services charge any additional monthly fees to manage my property?
A. Yes, we charge a $25 monthly service fee for supplying all soaps, complimentary coffee service, paper goods, replacement light bulbs & batteries for remotes & smoke detectors, cleaning supplies, hauling & disposing of trash after each guest; and properties with a hot tub will incur an additional $25 monthly hot tub maintenance fee covering routine maintenance, chemicals & supplies, etc
Q. Does Vacation Rental Services charge any other fees?
A. Just one; all properties will be charged a $30 fee every other month for exterminating service. This is a non-negotiable item as we obtain the preferred, lower rate based on the number of properties they service.
Q. Does Vacation Rental Services charge a fee to advertise the rentals?
A. No. We will completely set-up your ad on any or all “by-owner” site(s) you choose for the cost of the listing only, with no additional fees for writing copy, photographing & setting up, maintaining your ad & online availability calendar on each site & will include 12 copies of an exclusive, full color property flyer.
Q. What is the charge for cleaning service?
A. The home is cleaned by our professional housekeepers after the Guests depart at no charge to the owner. For Owner-stays, the charge will be the same as that of paying Guests & billed on the subsequent Owner’s monthly statement.
Q. Can my property be listed for sale while it is in the rental program?
A. Yes, the property may be listed, but it will not be shown while it is rented. The Listing agent is responsible for checking first with Vacation Rental Services to assure availability.
